Sims 4 keeps chrashing

Sims 4 will be on and off; like a couple weeks ago it was working fine and now it doesn't and has been doing this for a long time. I can open the game, but when I click on a house to play or build mode, it'll often crash or not even load and just stand there forever. If not that, it'll actually go on to the house and after like a minute or two, it'll crash. I've tried everything: taking off all of my mods and CC, repairing the game, installing the game, and I checked the storage on my computer and everything seems to be fine. Help me!
