Sims 3- University Life Start up

Hello,
I have had the game Sims 3 University Life for a while now. Recently whenever I tried to get on it, a popular said "windows cannot find UpdateTool.exe." After looking at many posts I decided to uninstall the Origin app to see if it would help, it didn't. To add to the problems I don't have Internet so install it again. I was wondering if there was any possible way to play Sims 3 without origin and Internet? If not was there a way to install origin without Internet? BTW I have the actual disc. (Bought the game from Walmart late 2014)
