Cannot place objects from buy mode

Something is going on with my game and I have tried many things to try and resolve this;

The Problem: I cannot place any objects from Buy mode. The only way I can is by going into the room build mode, and take items from there.

It's a royal pain let me tell ya.

I do play with mods & CC however I have tried completely removing them and fall into the same issue.

 Here is what else I've tried to fix this:

 -uninstall & reinstall

-repaired the game

-factory reset the game (moved sims 4 folder to desktop)

-Re-downloaded the UI cheat mod (a few people suggested this could be the culprit)

-Deleted cachethumb

If anyone has any ideas or advice I would greatly appreciate it.

@kamikaz3dreamz Are you using any mods by twistedMexi ? Make sure to get the newest version of all his mods as well.

Did it work on a completely fresh game after the factory reset without anything put back ?
