I JUST got Sims 4 yesterday with Get to Work, Get Famous, and University DLC’s. Started the game with no cc’s or mods, just wanted to test it out first. Immediately the game is lagging on CAS, music is pausing and sim freezes even when I am not moving or touching anything. I decide to fiddle with the settings and put everything to Medium when my computer has handled Sims 4 (on my other PC) relatively well on High.
I’ve only downloaded the Simulation Lag MOD today after hearing it might be the last resort, but nope, still does not work. I’ve tried all solutions I can find. There is no CC or Cache to clear out since this is a BRAND NEW sims that I just downloaded yesterday. No other game on my PC lags or freezes, just this one. So frustrating since I spent $150 on the bundles which seems like a waste now that since game freezes so much it’s unplayable. What can I do ??

@Caitlinxzz Try putting Origin in offline mode before you play. There's an option to "go offline" in the same dropdown menu where you can sign out or quit.
If that alone doesn't help, put Origin in offline mode and then take your computer completely off the internet—disable wifi and/or pull the ethernet cable—before launching the game.

@Caitlinxzz Please move your entire Sims 4 folder out of Documents\Electronic Arts and onto your desktop. When you launch the game, a clean folder will spawn with no content. Don't add anything to the new folder yet; just see how a new save runs. This is especially important if you transferred any content to your new computer from your old one, but even if you didn't, it's helpful to start with a clean folder.
If you still get lag, please run a dxdiag and attach it to a post.

@Caitlinxzz Try clearing Origin's cache, then uninstalling it "the hard way." This shouldn't affect your installed games.

Restart your computer, then download the full Origin installer, and run it as an admin: right-click on the installer and select "Run as administrator." This is a direct download link:

Once you've installed Origin again, run a repair of Sims 4, just for good measure. Open your Origin game library, right-click on the Sims 4 icon, and select Repair.

Deleted everything and reinstalled origins according to the instructions but game still ran to same problems straight off the start menu with the music lagging. I tried running the game as "run as administrator" and it fixed the audio pausing every few seconds but the game still lags every 2 seconds. I have everything on medium/low and I'm not sure what else to do at this point. Origin itself also runs very laggy and slow and I think this may have to do with the problem.

Turning my internet off helped the lagging immensely, thank you so much!! It’s definitely playable though )

@Caitlinxzz There are a few different approaches you could try to fix the lag; each of these has worked for at least one person whose fps was low only while connected to the internet.
The other approach is running CCleaner to clean out temp internet files, although it sometimes takes more than one pass to work.

I’ve done everything, uninstalled origin and games, reinstalled them, right clicked game in origins to repair, lowered settings to low in the game, no mods or cc, turned internet and WiFi off. Still nothing works.

@brice101 Is your game lagging, or are you seeing some other issue? Please also run a dxdiag and attach it to a post.
