@Raydongc This version of Sims 3 was written for Intel Macs, just like the last one. It does not run and may never run natively on ARM Macs. The same can currently be said for Sims 4, although the game is still very much in active development and therefore has a greater chance of receiving a compatibility update.
However, Apple has created software called Rosetta 2 that's meant to translate existing software for ARM CPUs. How well this will work for Sims 3 specifically is, at this point, still unknown to us players. If people on the inside do know, they're not talking.
Since you're buying a new Mac anyway, I would love to hear from you how the game runs. It's possible it would be okay, and possible it would not, but it would be really helpful if we had some anecdotal information to share with other players who I'm sure will start asking soon enough.
