What happens if I sell my restaurant and retail store?

Hey! I want to sell my restaurant, but if I sell it, does that mean it will be completely closed forever?

I also bought a retail store that I COMPLETELY jacked up. If I sell it, will an NPC take it over and fix it/put regular stuff back in it, or do I need to delete it and place something from the gallery on the lot?

@Rae_Regenbogen  NPC will run the Restaurant, etc as long its meets all Requirements , if not then the lot will be mark as incomplete and nothing will happen there

What do you mean by meeting requirements? Just the requirements to be a restaurant or a retail store like a cash register and stuff?
