Can't Install Sims 3

Every time i try to install my newly purchased Sims 3, I get a message that says "The setup has detected that version 1.48.5 of The Sims 3 is already installed.  This setup installs an earlier version 1.42.130 of The Sims 3.  you will have to uninstall the previous version before installing this version."

I then go to the Control panel to remove it, and  always get this message:  "An error (-5005 : 0x80070002 has occured while running this setup.  Please make sure you you have finish andy previous setup and closed any other applications.  If the error still occurs, please contact the vendor, Electronic Arts (www.thesims3.com)

I have no idea how to get rid of this, as there is no sims 3 installed on the computer to my knowledge.
