SKATE 3 ONLINE

I have been unable to play skate 3 online with my xbox buddy for about 2 months now, every time I invite him it says he joined but then a second later it says he left, he told me when he joins it gives him a error message saying "this game has been disconnected by host" them when he invites me it says the same thing. I tested to join a public lobby and it lets me join.. How come this only happenes when I wanna play with my friends? Please help.
